Help with port forwarding and vpn to get past strict nat (XR1000)

I am having some difficulty figuring out how I can port forward with a vpn on my xr1000 so I can get past double nat and strict nat. I live in an apartment where we have a gateway so there's a mesh setup in the walls and I have the router plugged into the ethernet that is in the wall. No way to turn on bridge mode or anything like that since the setup is a gateway. 

What I would like to know is if there's a step by step process somewhere on how to setup some sort of vpn service and how to port forward so my xbox and devices can get past the strict nat and double nat. Even if I am not using the XR1000 the service leads to a strict nat type due to its nature. Thanks

When using a VPN it isn't possible to get an Open NAT, that is one of the downsides to using it. 

If you're not able to get the XR WAN IP in your gateway DMZ then you won't be able to get an Open NAT either and it won't matter what port settings you change on the XR as traffic is not going straight to the XR unimpeded.
